Uttar Pradesh Stamp Duty Calculator

UP charges one of India’s highest headline duties — 7% — then hands a point of it back to women buyers, a rebate the state made ten times more valuable in July 2025. This page prices the duty, the registration and the EMI together.

Uttar Pradesh stamp duty on a sale deed is 7% of the higher of the agreement value and the circle rate — 6% for a woman sole owner under the 1% rebate and 6.5% for joint man + woman ownership — plus a 1% registration fee with no cap.

About this calculator

Uttar Pradesh prices a sale deed by who is buying. The standard conveyance duty is 7% of the value — among the highest in India — charged on the higher of your agreement value and the district circle rate set by the District Magistrate. A woman buying in her sole name pays 6%: a 1 percentage point rebate that, since a July 2025 Cabinet decision, runs on the full value of homes up to ₹1 crore, so the saving now tops out at ₹1,00,000. Before that change the rebate stopped at ₹10 lakh of value and was worth at most ₹10,000, which is why older guides still quote the smaller figure. Joint ownership between a man and a woman sits between the two at 6.5%.

Registration adds a flat 1% of the value for everyone, with no cap on a sale deed (the ₹20,000 registration cap you may have read about belongs to the separate blood-relative transfer concession, which also cuts the duty on family transfers to a flat ₹5,000 — a different deed, not the open-market purchase this page prices). Noida, Greater Noida and Ghaziabad circle rates run well above those of most districts, so in the NCR the value the duty is charged on is often the circle rate, not the price you negotiated.

How to use it

  1. Enter the agreement value — or the circle-rate value for the plot if it is higher, because duty follows the higher figure (check yours on the IGRS UP portal).
  2. Tick woman buyer for a woman sole owner, or joint ownership for a man + woman title; leave both unticked for the standard 7%.
  3. Set the down payment, rate and tenure to see the EMI the duty must be budgeted alongside.
  4. Read duty and registration separately: the rebate applies to the duty only, the 1% registration is the same for everyone.

The formula

Duty = value × 7% (man) / 6.5% (joint man + woman) / 7% − 1% rebate (woman sole owner, rebate capped at ₹1,00,000); registration = 1% of value

Rates per the Stamp & Registration Department, Government of Uttar Pradesh (IGRS UP), October 2026, including the July 2025 expansion of the women’s rebate from a ₹10 lakh value limit to ₹1 crore. The base is the higher of agreement value and circle rate. EMI uses the standard reducing-balance annuity.

Worked example

A ₹75,00,000 Lucknow home with ₹15,00,000 down: a male buyer pays ₹5,25,000 duty + ₹75,000 registration = ₹6,00,000, and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. In a woman’s sole name the duty falls to ₹4,50,000 — a ₹75,000 saving. Joint ownership lands between: ₹4,87,500 duty, ₹5,62,500 all-in. On a ₹1 crore home the woman buyer’s saving reaches the full ₹1,00,000 the rebate allows.

Frequently asked questions

What is the stamp duty in Uttar Pradesh in 2026?

On a sale deed: 7% of the value for a male buyer, 6% for a woman sole owner and 6.5% for joint man + woman ownership, charged on the higher of the agreement value and the circle rate. Add a flat 1% registration fee. A ₹1 crore home therefore pays ₹8,00,000 of charges for a man and ₹7,00,000 for a woman.

How much does a woman save on stamp duty in UP?

One percentage point of the value, up to a maximum saving of ₹1,00,000. Since July 2025 the rebate applies to the full value of properties up to ₹1 crore — ₹50,000 saved on a ₹50 lakh home, ₹1,00,000 on a ₹1 crore home. Above ₹1 crore the saving stays at ₹1,00,000 while the rest of the value pays the full 7%. Before July 2025 the same rebate stopped at ₹10 lakh of value and saved at most ₹10,000.

Is there a cap on the registration fee in UP?

Not on a normal sale deed — registration is a flat 1% of the value however large the home. The caps people quote (₹20,000) apply to the separate concession for transfers between blood relatives, where duty is a flat ₹5,000 and registration is capped at ₹20,000. An open-market purchase does not get either cap.

Why is my UP duty charged on more than my purchase price?

Because duty follows the higher of your agreement value and the government circle rate for the area, set district by district. In Noida and Greater Noida the circle rate frequently exceeds negotiated prices, so the duty base is the circle-rate value. Check the rate for your exact plot on IGRS UP before you fix a budget — a below-circle-rate bargain does not reduce the bill.
