About this calculator
Gujarat’s stamp duty on a sale deed is a single statewide rate of 4.9% of the value, built from a 3.5% basic duty under the Gujarat Stamp Act plus a 1.4% surcharge — the same for men, women and joint buyers, in Ahmedabad, Surat, Vadodara or the smallest taluka. Duty is charged on the higher of your agreement value and the jantri rate, the state’s government value for the locality, which was revised sharply upward in 2023 and is checked on the GARVI portal before any deed is drafted.
The registration fee is where Gujarat rewards the woman buyer. Registration normally costs 1% of the value; for a property registered in a woman’s sole name it is waived in full — on a ₹75 lakh home that is ₹75,000 saved, with the duty untouched. Two cautions follow: the waiver needs sole ownership (a male joint owner brings the 1% fee back), and some websites claim Gujarat women also pay a lower 3.9% duty — that figure is not the applied position; the concession is the registration waiver, and the GARVI portal’s own calculation is the check that settles it.
How to use it
- Enter the agreement value — or the jantri value for the property if it is higher, because duty follows the higher figure.
- Tick the woman-buyer box only for a woman sole owner: it removes the 1% registration fee, not the duty.
- Set the down payment, rate and tenure to see the EMI the charges must be budgeted alongside.
- Budget 5.9% of the value all-in, or 4.9% for a woman sole owner — among the lowest totals of any large state.
The formula
Rates per the Inspector General of Registration, Gujarat, and the GARVI portal schedule, October 2026. The base is the higher of agreement value and jantri rate. EMI uses the standard reducing-balance annuity.
Worked example
A ₹75,00,000 Ahmedabad home with ₹15,00,000 down: duty at 4.9% is ₹3,67,500 and registration at 1% is ₹75,000 — ₹4,42,500 of charges, and the ₹60,00,000 loan at 8.50% over 20 years costs ₹52,069 a month. Register the same home in a woman’s sole name and the registration fee drops to zero: ₹3,67,500 all-in, a ₹75,000 saving for a signature.

Frequently asked questions
What is the stamp duty in Gujarat in 2026?
4.9% of the value for every buyer — a 3.5% basic duty plus a 1.4% surcharge — charged on the higher of the agreement value and the jantri rate. Registration adds 1%, except for a woman sole owner, who pays none. A ₹75 lakh home therefore pays ₹4,42,500 of charges in a man’s name and ₹3,67,500 in a woman’s sole name.
Do women pay less stamp duty in Gujarat?
Not on the duty itself — it is 4.9% whoever buys. The concession sits in the registration fee, which is waived entirely when the property is registered in a woman’s sole name, saving 1% of the value (₹75,000 on a ₹75 lakh home). Joint ownership with a man does not qualify: the fee returns. Claims online that Gujarat women pay 3.9% duty are not the applied position — verify on the GARVI portal.
What is the jantri rate and why does it matter?
The jantri is Gujarat’s government-notified minimum value for a property, area by area — the equivalent of the circle rate. Duty and registration are charged on the higher of your agreement value and the jantri value, so a price negotiated below jantri does not shrink the bill. Jantri rates were revised significantly in 2023; look yours up on the GARVI portal before fixing a budget.
Is Gujarat cheap to register a property in?
By big-state standards, yes. At 5.9% all-in (4.9% for a woman sole owner) it sits well below Tamil Nadu’s 11%, UP’s 8% and Delhi’s 7%, and roughly level with Mumbai’s capped-registration total. The gap on a ₹75 lakh home against Tamil Nadu is about ₹3.8 lakh of cash on registration day.
What formula does this gujarat stamp duty calculator use?
